General terms and conditions for room reservations
This contractual document will govern the booking of accommodation reservations through the website www.hotel-sanlorenzo.com, owned by RESIDENCIAL PAYMA S.L., under the trade name HOTEL SAN LORENZO, hereinafter, PROVIDER, whose contact details are also listed in the Legal Notice of this website.
These conditions will remain posted on the website for the USER to reproduce and save them as confirmation of the contract, and may be modified at any time by the PROVIDER. It is the responsibility of the USER to read them periodically, as those that are in force at the time of placing orders will apply.
Contracts shall not be subject to any formality except for the cases expressly indicated in the Civil and Commercial Codes and in this or in other special laws.
The acceptance of this document implies that the USER:
- You have read, understood and comprehended what is stated here.
- It is a person with sufficient capacity to enter into contracts.
- Assume all the obligations set forth herein.
These conditions will have an indefinite period of validity and will be applicable to all contracts made through the PROVIDER’s website.
The PROVIDER informs that the business is responsible and is aware of the current legislation of the countries to which it offers its services and reserves the right to unilaterally modify the conditions, without affecting the goods or promotions that were previously contracted before the modification.
Identity of the contracting parties
On one hand, the SERVICE PROVIDER of the accommodation reservation service contracted by the USER is RESIDENCIAL PAYMA S.L., with registered address at C/ CLAVEL, 8, 28004, MADRID, VAT number B82063124 and customer service/USER phone number 915213057.
And on the other hand, the USER, registered on the website with a username and password, for which they have full responsibility for use and custody, and are responsible for the accuracy of the personal data provided to HOTEL SAN LORENZO.
Object of the contract
The purpose of this contract is to regulate the contractual relationship between the PROVIDER and the USER at the moment the USER accepts, during the online booking process, the reservation of rooms at our hotel.
Hiring process
The USER, in order to access the services or products offered by the PROVIDER, must be of legal age and register through the website by creating a user account. Therefore, the USER must provide their personal data freely and voluntarily, which will be treated in accordance with the provisions of Regulation (EU) 2016/679, of 27 April (GDPR), and Organic Law 3/2018, of 5 December (LOPDGDD), detailed in the Legal Notice and Privacy Policy of this website.
The USER will select a username and password, committing to make diligent use of them and not to make them available to third parties, as well as to inform HOTEL SAN LORENZO of their loss or theft or possible access by an unauthorized third party, so that it proceeds to immediate blocking.
Once the user account has been created, it is informed that according to what is required by Article 27 of Law 34/2002, on Services of the Information Society and Electronic Commerce (LSSICE), the contracting procedure will follow the following steps:
- General contracting clauses.
- Activation of reservations.
- Right of withdrawal (cancellations).

2. RESERVATION ACTIVATION AND PAYMENT
The provider will inform the user in advance about the procedure they must follow to make a room reservation.
The automatic availability and pricing calculation system allows the USER to choose the apartment or house that interests them and immediately make an online payment of 40% of the rental price, or alternatively, they can make a bank transfer within a maximum period of 48 hours.
Failure to fulfill the distance contract
In case the contract cannot be executed because the accommodation is not available within the 30-day period, the USER will be informed of the lack of availability and will be entitled to cancel the reservation and receive a full refund without any cost, and without any liability for damages attributable to the PROVIDER.
In case of unjustified delay by the PROVIDER in returning the total amount, the USER may claim to be paid double the amount owed, without prejudice to their right to be compensated for damages suffered in excess of said amount.
The PROVIDER shall not assume any responsibility when the activation of the service is not carried out, due to the data provided by the USER being false, inaccurate, or incomplete.
3. CANCELLATIONS (right of withdrawal)
The USER has the same rights and deadlines to proceed with the cancellation and/or claim any possible flaws or defects that the reservation may present, both online and offline.
Any cancellation must be communicated to the PROVIDER, requesting a return number through the form enabled for this purpose, or by email to reservas@hotel-sanlorenzo.com, indicating the invoice or reservation number. In case of a refund, the USER may be penalized for the following concepts:
- If the reservation is cancelled before 30 days prior to the arrival date, the PROVIDER will return 50% of the reservation to the client.
- If the reservation is cancelled within the last 30 days before the arrival date, the total amount of the reservation (100%) will not be refunded.
4. CLAIMS AND ONLINE DISPUTE RESOLUTION
Any claim that the USER considers appropriate will be addressed as soon as possible, and can be made at the following contact addresses:

In case of force majeure (damages caused by water, fire, etc.), the PROVIDER will replace the reserved accommodation with another of the same characteristics. If there is no availability of accommodations, the PROVIDER will refund the total amount paid.
Online Dispute Resolution
In accordance with Article 14.1 of Regulation (EU) 524/2013, the European Commission provides a free access platform for online dispute resolution between the USER and HOTEL SAN LORENZO, without the need to resort to the courts, through the intervention of a third party, called a Dispute Resolution Body, which acts as an intermediary between both parties. This body is neutral and will dialogue with both parties to reach an agreement, and may finally suggest and/or impose a solution to the conflict.

5. FORCE MAJEURE
The parties shall not incur liability for any failure due to force majeure. The fulfillment of the obligation will be delayed until the cessation of the force majeure event.
COVID-19: If due to mobility restrictions or any other reason related to the rules established in the COVID-19 code the USER cannot travel to the reserved accommodation, they will have the possibility to use their reservation until the… or a new date proposed by the PROVIDER.

7. GENERALITIES OF THE OFFER
No modification, alteration, or agreement contrary to the business proposal of HOTEL SAN LORENZO or stated here will have effect, unless there is a written express agreement signed by HOTEL SAN LORENZO. In this case, these specific agreements will prevail.
Given the continuous technical advances and improvements in products, HOTEL SAN LORENZO reserves the right to modify its specifications regarding the information provided in its advertising, as long as it does not affect the value of the services offered. These modifications will also be valid in case, for any reason, the possibility of supplying the services offered is affected.
Entries and exits
Tickets: The key pickup schedule is from 17:00 to 20:00 at our offices on C/ CLAVEL, 8, 28004, MADRID.
- Before 17:00, the accommodation will not be available.
- If you arrive early, you can call and leave your luggage at the agency.
- For arrivals from 20:30 onwards and until midnight, there will be an additional cost of 70,00 €.
- Late arrivals after 24:00 are not accepted; they will be left until 8:00 in the morning of the following day.
Upon arrival at the agency and in accordance with current legislation, the USER must hand over the booking sheet and all occupants of the accommodation will be identified.
Check-out: The check-out time for accommodations is from 8:00 to 10:00. A person from the agency will arrive at the accommodation at the agreed time to check the state of the apartment, collect the keys, and return your deposit.
At the agreed time of departure from the accommodation, tenants must be ready with their suitcases packed and the apartment tidy and clean.
Extra services
If the USER is interested in hiring an extra service, they must do so at the time of booking.
Cleaning:
- 1-bedroom accommodations: €50.00
- 2-bedroom accommodation: €60.00
- 3 bedroom accommodations: 70.00 €
- 4-bedroom accommodations 80,00 €
- Private house (semi-detached) 110.00 €
- Single chalet 160.00 €
Cradle:
- The rental of the crib is 60.00 €.
Baby chair
- The rental of the baby chair is €45.00.
Folding bed
- The cost of renting an extra bed is 70.00 euros.
Customer responsibilities
- The USER agrees to respect the hotel regulations. During the rest hours from 22:00 to 9:00, it is not allowed to use the accommodations for party celebrations, nor make noise. In no case is it allowed to occupy the accommodation with more people than those established in its maximum capacity.
- The use of electricity and water must be rational.
- It is prohibited to hang towels and clothes on the balcony railings.
- Children must always be accompanied by their parents and under their responsibility.
- The USER is responsible for the correct behavior of all their booking companions. Otherwise, the PROVIDER reserves the right to expel the occupants from the accommodation, without any further claims or compensation.
- Neither HOTEL SAN LORENZO, nor the owner will be responsible for any direct or indirect damage that may be caused as a result of misuse of the accommodation, including but not limited to: destruction, losses from fires, theft, crime, accidents or other types of damage.
Upon arrival at the agency and in accordance with current legislation, the USER must hand over the reservation sheet, and all occupants of the accommodation will be identified.
Departures: The checkout time for accommodations is from 8:00 to 10:00. An agency representative will arrive at the accommodation at the agreed time to check the condition of the apartment, collect the keys, and return your deposit.
At the agreed check-out time, tenants must be ready with their bags packed and the apartment tidy and clean.
8. PRICE AND VALIDITY PERIOD OF THE OFFER
The prices indicated for each reservation include Value Added Tax (VAT). These prices, unless expressly stated otherwise, do not include tourist taxes, travel insurance, shipping costs, handling, packaging, or any other additional services and accessories to the purchased service.
The prices applicable to each property are those published on the website and will be expressed in EURO currency. The USER understands that the economic valuation of some of the services may vary in real-time. Prices can change daily until a reservation is made.
Every payment made to HOTEL SAN LORENZO involves the issuance of an invoice with the consent (art. 63.3 RD 1/2007) in the name of the registered USER or the company name that the USER has provided at the time of placing the order. This invoice will be delivered to the USER when the rental ends and payment for the contracted services is made. The invoice can be downloaded in PDF format by accessing the management panel of the website with the user account. If you wish to receive it by email, you must request it through any of the means provided by the PROVIDER, informing you that you can revoke this decision at any time.

9. TRANSPORTATION EXPENSES
There are no transportation costs.
10. Payment methods, charges and discounts
The PROVIDER is responsible for economic transactions and enables the following forms to make payment for an order:
- Bank transfer
- Pay Pal
- Credit card: payment with card will not be accepted if it exceeds .... €
Security measures
The PROVIDER undertakes not to allow any transaction that is or is considered illegal by credit card brands or the acquiring bank, that may or has the potential to damage their goodwill or negatively influence them.
The following activities are prohibited under the card brand programs: the sale or offer of a product or service that does not comply with all applicable laws to the Buyer, Issuing Bank, Merchant, or Cardholder.
11. PURCHASE PROCESS
The website has a search system based on different parameters to facilitate the choice of accommodation. Types of bookings:
- Book with instant confirmation: Minimum price of the service specified on the website. You can make the reservation online and add any additional services that you may require.
- Price not available: In the event that the price of the service is not available, the USER will be informed as soon as possible, via email or phone.
Select the entry and exit dates, the number of guests (adults and children), the chosen extra services, and add them to the basket. In it, only the selected services, quantity, price, and total amount will be displayed. Once the basket is saved, taxes, charges, and discounts will be calculated according to the entered data.
The baskets do not have any administrative connection, it is just a section where you can simulate a budget without any commitment from both parties.
From the shopping basket, you can place an order by following the following steps for its correct formalization:
- Billing data verification.
- Verification of the reservation (dates, services...).
- Selection of the payment method.
- Place your order (buy).
Within a maximum of 24 hours on business days, an email will be sent to the USER confirming the status of the reservation, as well as all relevant information.
From the Online Booking section, it will be possible to consult the description and characteristics of the accommodation, the included services, the optional services (extras), and the specific conditions of each property.
12. DISSOCIATION AND SUSPENSION OR TERMINATION OF THE CONTRACT
If any of these terms and conditions are deemed unlawful, void, or for any reason unenforceable, that condition shall be deemed severable and shall not affect the validity and enforceability of any remaining conditions.
The PROVIDER may, without prior notice, suspend or terminate the USER’s access to its services, in whole or in part, for any valid reason, including, without limitations, when the USER does not comply or follow any of the obligations established in this document or any legal provision, license, regulation, directive, code of practice, or applicable usage policies.
When the PROVIDER exercises any of its rights or powers under this Clause, such exercise will not prejudice or affect the exercise of any other right, faculty, or recourse that may be available to the PROVIDER.
13. WARRANTIES AND RETURNS
The guarantee of the services offered will respond to the following articles based on Royal Legislative Decree 1/2007, of November 16, which approves the revised text of the General Law for the Defense of Consumers and Users and other complementary laws:
Conformity of services with the contract
- Unless proven otherwise, it will be understood that the services are in conformity with the contract as long as they meet all the requirements expressed below, unless, due to the circumstances of the case, any of them are not applicable.
- Fit the description provided by HOTEL SAN LORENZO.
- Fit for the uses to which services of the same type are ordinarily destined.
- Capable for any special use required by the USER, when it has been notified to HOTEL SAN LORENZO at the time of the contract, provided that the user has acknowledged that the service is suitable for this use.
- Present the usual quality and benefits of a service of the same type that the customer can reasonably expect, taking into account the nature of this service and, if applicable, the descriptions of the specific characteristics of the services provided by HOTEL SAN LORENZO.
- HOTEL SAN LORENZO describes the details, technical characteristics, and photographs of the properties provided by their owners, so they are not bound by these public statements.
- The lack of conformity resulting from a service not performed or rendered will be equated to the lack of conformity of the contract, as long as the responsibility lies with HOTEL SAN LORENZO or under its responsibility; on the contrary, when the service not performed or rendered is due to negligence or misconduct on the part of the USER, there will be no fault of HOTEL SAN LORENZO and the terms of the contract will be considered as agreed.
- The liability for non-conformities that the USER knows or could not have ignored at the time of the contract's conclusion, or that originate from information provided by the USER, shall not apply.
Responsibility of HOTEL SAN LORENZO
The PROVIDER will be responsible for any lack of conformity that exists at the time of delivery of the accommodation. HOTEL SAN LORENZO recognizes the USER’s right to service repair, replacement, price reduction, and contract termination.
Repair and replacement of hosting service
- If the accommodation service is not in accordance with the contract, the USER may choose to demand the repair or replacement of it, unless one of these options is impossible or disproportionate. From the moment the USER communicates to HOTEL SAN LORENZO the chosen option, both parties must adhere to it. This decision of the USER is understood without prejudice to the provisions in cases where the repair or replacement fail to bring the service into conformity with the contract.
- Any form of remediation that imposes costs on HOTEL SAN LORENZO that, compared to other forms of remediation, are not reasonable, taking into account the value the service would have if there were no lack of conformity, the relevance of the lack of conformity, and if the alternative form of remediation could be carried out without major inconveniences for the USER, will be considered disproportionate.
The repair and replacement will be subject to the following rules:
- The necessary expenses incurred to rectify the lack of conformity of the contracted services will be free of charge for the USER.
- They will be carried out within a reasonable period of time and without major inconveniences for the USER, taking into account the nature of the services and their purpose for the USER.
- If, after the completion of the repairs and the delivery of the property, it still does not conform to the contract, the USER may demand its replacement, a price reduction, or the resolution of the contract.
- If the replacement does not manage to bring the property into conformity with the contract, the USER may demand its repair, a price reduction or contract termination.
Price reduction and contract resolution
The reduction in price and the resolution of the contract will proceed, at the USER’s choice, when the USER cannot demand the service repair or replacement and in cases where these have not been carried out in a reasonable time or without major inconveniences for the USER.
Criteria for price reduction
The price reduction will be proportional to the difference between the value that the service would have had at the time of delivery if it had been in accordance with the contract, and the value that the service actually delivered had at the time of delivery.
Deadlines
Unless proven otherwise, the delivery is understood to be made on the day indicated in the reservation.
The USER must inform HOTEL SAN LORENZO of the lack of conformity at the moment they become aware of it or, at the latest, at the end of their stay.
Unless proven otherwise, it will be understood that the communication from the USER has taken place within the established deadline.
14. APPLICABLE LAW AND JURISDICTION
In the event that the USER has their residence outside of Spain, the PROVIDER and the USER expressly waive any other jurisdiction, submitting to the dispute resolution body that will act as an intermediary between both parties in accordance with Article 14.1 of Regulation (EU) 524/2013, without the need to resort to the courts.
